About Priority Home Solutions, LLC
Ross Bauschatz and Troy Gibbs are the owners of Priority Homes, LLC. Ross and Troy first became acquainted while working as Police Officers for the Prince George County Police Department in the
1990’s. In 2002, Troy left police work, went into Real Estate and never looked back. In 2003, he was named Rookie of the year closing over 50 transactions in his first full year of real estate. Since then,
he has been a consistent top producer and obtained his Brokers license and started a team in 2005. Since creating The Gibbs Team and later, The Gibbs and Story Team, Troy's teams have achieved the Southside Virginia Association of Realtors top real estate team for 6 out of the last 7 years. Troy is also a lifetime member of SVAR's Honor Society. As Troy started in real estate, he began to invest in rental properties and then "flipped" his first house in 2004. Troy discovered that he had a knack for "Re-Imagineering" a house and became an expert project manager. After renovating and selling several homes, Ross took notice and told Troy that he would like to find a property to "flip" himself. Ross had worked in the construction field prior to becoming a Police Officer, so he thought this would be a perfect opportunity for him. Troy found a house for Ross to renovate and continued to advise him through the process. After successfully selling this home and a couple others, Ross and Troy were spending so much time helping each other renovate homes, that it only made sense to partner up. In 2007, Ross had left Police work and obtained his real estate license and began selling real estate with Troy full time. Later that year, Priority Home Solutions, LLC was born! After then buying, renovating and selling numerous homes, our fellow Realtors, Friends and family took notice of the quality of our renovations and started suggesting that we should start doing these types of projects for others. In 2008 with these suggestions in mind, Ross began studying for the Virginia State contractors exam. In April of 2008, After sitting down to take the test, Ross nailed it the first go around and Priority Home Solutions, LLC officially became licensed as a Class A Contracting Firm with a Builder's endorsement (BLD) so that we could start renovating and building homes for the public. Of course with this license, we obtained a full array of insurance to include general liability, auto and workers comp.
During this time, Troy, Ross and Priority have renovated and sold dozens of homes, most of which were whole home renovations. As any contractor will tell you, renovating a home is a whole different "ballgame" than building a new home. Existing homes have unique sets of challenges and it takes a Contractor with the experience and patience to deal with renovating an existing home. Through our years of experience, we have seen and dealt with many unique and challenging issues. From foundation problems, to faulty plumbing and septic systems, and just down right "what were they thinking" types of problems. Through this journey of renovating homes, building additions, garages, etc. we have developed sub contractor relationships, learned renovation techniques and figured out how to correct and repair all the amateur mistakes that we have encountered over the years (although, we are quick to say that we probably still haven't seen it all, because every time we think we have - some previous home owner or "do it - your selfer" issue will pop up on a new renovation project that will get us and our subs laughing hysterically! - and in some cases bewildered!) Frankly, we have seen some strange things!
In 2009, we completed our first FHA 203K project. We found it was a natural fit for us as it was the same thing we have been doing for years, however, even though 203k loans have been around for a couple decades, REALTORS and home buyers were largely unaware that this type of loan even existed! Even a majority of the people who had heard about 203k loans, didn't quite understand them as lenders were not educating the real estate community and the public about these. With the real estate "crash" and the flood of foreclosed homes on the market, savvy REALTORS (including Troy and Ross) and lenders who saw the need for this wonderful product started educating buyers and banks about the 203k. Now it is exciting for us to be able to share that knowledge and our experience with our customers.
